The Darco underbelly fabric wraps around the side of the floor frame during construction, then the side wall framing is bolted to the floor frame. When the sidewall skin is installed, it overlaps the fabric. So except for screw penetrations, there is no path for water on the outside to pass thru the skin and get behind the fabric edge. Well, that is the theory. I'm sure you have checked the trim and trim screws to look for obvious caulking gaps or missing screws. What about where the trim meets the door frame? What about under the door threshold? I don't believe there is any caulk under the threshold, so road spray may be able to get behind the Darco fabric under the threshold. Just an idea.
