Sunset Lite Roof cleaning and sealing

The dealer never mentioned anything to us about sealing the roof every year, our neighbor has a Sportsmen TT and he was told he had to seal his rubber roof once or twice a year. Did I miss something? Should we be doing this as well?

there used to be a requirement to have the rv inspected every year to maintain the warrantee but don't think that is valid anymore especially considering the change to the one year warrantee. it is a good idea to check all the caulking sealant on the roof around all the openings. Never heard of actual "sealing" the rubber membrane. also check the windows. make sure you use the correct caulking as the rubber roof takes a special type.

You should clean and inspect your roof at least once a year. If nothing else you will catch any problems before they become issues. "An ounce of prevention is worth a pound of cure."

My 13 Cruiser EPDM roof is warranted for 12 years. So I would see what the manufacturer of your roof wants you to do yearly.

Mark, I think they've had 12 years on the roof for quite some time.
My 2008 has 12 years.

Chris,
I brought up this topic a couple weeks ago, and its seem opinions vary. The Camper World dealer in Akron, Ohio told me to wash
the roof with dawn detergent and treat the roof with a UV protector spray they sold. I also called the Crossroads customer service center, and he told me it was OK to use this spray on my Crossroads Rezerve RB roof... Perhaps you should call Crossroads for your specific model.

Good point.
All tho, I highly suggest you don't wash your roof with Dawn detergent, unless you want to re wax the trailer. When it runs down over the sides when you rinse the roof, it will leave streaks where has taken the wax off.

We had a warranty paper in our packet and had to have the RV dealer sign that he had inspected the roof to keep up the warranty, it was for more than 5 years I believe. We have a Sunset Reserve 2013. We had the dealer fax a copy to Crossroads for the warranty. Do not have the trailer papers here, they are in the trailer, otherwise I could of looked it up. Has to be inspected each year.

My Sunset Trail Reserve came with the "Alpha Ply" roof. The literature that came with the TT (from Alpha) says NOT to treat the roof. It says to wash twice a year with Spic n Span.

Alpha roof is way different than EPDM. No need to apply any treatment other than washing it. Has a 12 year warranty.

We have to wash or clean ours twice a year. Would be lots easier if they put a ladder on these units.

Yeah , but if there was a ladder they would have to spend more 4 on a thicker roof.
