I just bought a 2012 sunset trail 30RE a few months ago and while trying to level the trailer I extended the jack to it's max and it made a ratchet sound, when I try to lower it, it also makes a ratchet sound, so I can't lower it. Does any one know if there is a way to manually use the tongue jack, the other 4 jacks, the slide and the awning. There was no manual that came with the trailer.

riderfan, there is a way to retract all. My manual is in my T.T. although it is at the shop for a few minor warranty items. I am sure someone will post from this forum the correct ways to retract or extend all three. You may be able to go to the manufactures web site for your products and review the online manuals.

While I am not familiar with your exact tongue jack, they are pretty much all the same. Since you extended the jack completely to the top it is probably just jammed and the overload ratchet won't let it go down. There should be a wrench to manually turn the jack down. You typically have to remove the head housing or cover plate to reveal what is probably a shaft with a cross pin or a hex head. Use the wrench to turn the shaft a few turns to start the lowering, then the motor should be able to be used.

Good luck.
