I brought my trailer home from storage yesterday. Today I put in 2 full tanks of propane and when I turned it on I could smell some gas. Further investigation with some soap and water showed that my regulator was leaking at the seam where the 2 moulded metal pieces crimp together (front and back). I already had this replaced once last year under warranty for leaking at the same place, and now that the warranty has expired, it seems that this will be my first out of pocket repair. Our last camper had the same issue too.
Anyway, my question is, am I just having bad luck with regulators or are all of them junk?

We have never had a problem but you may be the owner of second quality regulators. I was lead to believe they were all subject to government specs. but maybe this is not so. Go to a reputable propane supplier and get a new one and be done with the worry and problems.
Cheap fix and a problem off your mind and TT dealers are not experts on propane only what comes from the factory to them.

I've owned four trailers, and never had any problems with a leaking regulator. The propane regulator on my Flagstaff "whined" when gas was flowing through it, but it controlled pressure okay and didn't leak. I think you've just had coincidental bad luck with yours. On a side note, you might find "Made in China" stamped on them.

I've never had an issue with the pressure, but everyone has leaked at the same place. It still works, but I can't use it when it leaks. I haven't looked, but I would bet "made is china" is clearly marked on there somewhere.
I've got an old regulator somewhere, its not an auto changeover- I swapped it out on a previous unit. Maybe I'll put it on until I can find a permanent replacement.

I have had the Marshall brand auto changeover regulators on my last 3 trailers. No issues (knock on wood!)

I need to change mine out also. My last trip I could only get propane from the the back tank. It is the factory regulator. I guess not bad for being 7 years old.

If you had it replaced last year, shouldn't it (new one) also have a two year warranty?

It may have the 2 year warranty, but I would guess it doesn't. I'm not even sure it was documented. I had brought my unit in for other repairs and when I picked it up to bring it home, I turned on the propane to get the fridge going and I could smell it. The technician changed it right away, but I was already hooked up and ready to go. I doubt there was any paper trail for it. I can give them a call and find out.

My brother used to be an RV mechanic and still has connections in the business. He picked me up a 'Marshall' regulator stamped with "made in texas". American engineering should hold up compared to chinese junk. Sticker price on the unit was$65--But it only cost me a case of beer.
An interesting note: He told me that Marshall was having some issues which jacked the price of the regulators (last one I bought a few years ago was only $40) and his source thinks they may be going under soon. Most likely china is pushing their way into the market. On a previous unit, I replaced the regulator with one of these and never had an issue with it for 2 years and then we upgraded trailers. Probably still works fine.

Better buy a spare before that company goes out of business. Maybe that's a hint for all of us; might even keep them in business if we do.?????
