In July 2015, part of a tree branch fell onto the RV roof from about 40 feet above it, onto the rear of the roof. It landed about 1.5 feet in front of the roof ladder, and about a foot behind the air conditioner. The only hole poked through the rubber roof, was about a 2" cut by the roof ladder.

The pictures do show the damage. It's actually hardly noticeable unless you are looking for it.

The unit could stay on the Seasonal Site #30 and be fine to use for seasonal use. It can probably even be towed for short runs without an issue, but I wouldn't advise it for regular long trips until it's fixed.

There has been no water damage. The hole was plugged with a rubber patch. However it looks like at least 1 aluminum rafter was broke off where it joins to the side studs. About 2 or more other rafters behind the air conditioner may be bent. However there are no water leaks and everything else on the trailer is in good condition, other than it could use a new set of tires.

We fixed the inside ceiling where the trim work came off, between the two ceiling panels. To fix the rafters/roof, you will likely need to remove the AC, moldings, and air conditioner, then peel back part of the rubber roof. You'll then have to replace the plywood and the rafters (up to 9), and finally reinstall the rubber roof.

Shady Maple RV estimated the work at $4,763 in labor and $633.84 in parts. If you are a handyman and know how to rivet aluminum and weld spots, then you should have no problem fixing this. It's just time consuming. The roof trusses are available at Crossroads for about $10 each.

Although this wouldn't be a real big job, we have decided we don't want to invest the time, so we are selling it "As-Is". we have purchased a park model.

The RV is at Lake in Wood Campground on seasonal site #30. The $6,000 price includes the seasonal site through the end of December 2015.

Stop in at the office and sign out the key, if you wish to take a look. Feel free to bring a mechanic with you.
