All three slide seals dont flip over to form the "weatherproof" seal whenbothsliding in and out...usually not the whole seal but allways part of it. Is there a lube or cleaner that will help? or can it be something defective? My unit is a '09CF29CK... Thanks

Mine do the same thing and I have not found anything to correct it. I have also never had a leak at the seal area. Sometimes they flatten and sometimes they don't.

I think the secret to seals is to always run the slide all the way out before you reverse and run it back in. Since I have been doing this the problem went away. The first time I noticed the seals not totally flipping out I manually flipped them while it was open. Then on subsequent slide operations I was always careful to go all the way out, never stopping half way and then reversing. This way the seal has time to totally flip into the other direction. When you leave it with a seal partially flipped it will "learn" this or take a set in the rubber. Also I think it wise not to wax or make the sides of the slide slick. Good rubber contact and friction will help the rubber flip over.

I agree about not waxing the sides of the slides. A little drag helps flip the seals. I have one on my kitchen slide that will only flip about half way sometimes. I always flip it by hand if this happens so it doesn't take a "set".

I've got the same problem on my 2011 Seville. That plus the fact that one of the seals doesn't even contact the side.

Have any of you checked the top seals to make sure they flip as well? One of the seals on mine seems to flip everywhere but in the middle.

At any rate, mine goes back to the factory next week for that problem. We'll see what they say.

When we get down to the Gulf for our winter stay, once we are setup I go up on the roof an check the top seals on all three slides. Generally they are all extented the way they should be.

I didn't realize the top seals weren't flipping out until I saw the water stainson the bottom of the rear and side walls. Took it back to the dealer, who told me Crossroads had issued a fix for this problem. When I asked what exactly the "fix" was, I was told that they sprayed the seals with 303 protectant . Since I treat the seals with 303 every time I wash the trailer, I didn't see this as much of a fix. I was also told that I needed to monitor the seals each time I opened a slide, and to manually flip the seals out if necessary.

I don't know about everyone else, but I don't think I should have to climb up on top of the trailer to check the seals each time I open a slide. Back to the dealer

Spraying the slide seals with 303 is not a fix, that is a temporary solution. Even using 303 on our seals several times a year I still have to flip the ones out on the sides from time to time. This could be a real PIA if you have slide covers and had to flip the top slide seals out each time you opened the slides.

One solution (other than having the seals replaced) could be to put a small strip of plastic (e.g,. 1/4" thick) across the slide about 6" in from the outside edge. This would require screwing into the roof of the slide, but it would act as a catch to flip the seal out as the slide moves out... Just an idea.

Not a bad idea Imakepeace, maybe you should mention it to Crossroads. I think in my situation, it would probably void the warranty. I put a call into Crossroads this morning and am waiting to hear back from them.

Talk to Randy @ Crossroads about the seal issue. It can be fixed very simply.

I just dropped my Seville by there today for other stuff. They fixed the seals last year.

I stand outside while my wife hits the slide switch. Can't really see the top seal, but I will help the side seals if it doesn't look like they will complete the flip in time. No big deal.

I have a small (about 1/2" diameter) plastic garden stake that is about four foot long. If the seal doesnt flip over all the way I slide the stake under the seal and work it up to the top to finish flipping the seal. Works great and doesnt scratch anything.

I have the same problem... I thought the issue was from waxing the slides, now a couple years later and after stripping the wax still the same issue. So now I use the awning hook to slide under the seal. It's still a PIA.

It seems like this is a fairly common issue, but has anyone else had a leak as a result of the seals not flipping out? I'm beginning to wonder if my water problemsaren't being caused by something else.

Rambleaway, I have a CF29CK 2007 model and I personally haven't had a water problem with the seals on anyone of the 3 slides we have. All though I do have awings over each slide that keeps the rain water off the tops. As far as the seals on the sides when new they all would flip out. This worked ok until I waxed the slide walls and then they just didn't flip out like they should. As others have stated I then would start the slide out and would flip the seal out a little and when running the slide out fully the seal would flip out. I haven't waxed the slide walls again but I have started to wipe down the seal edges with 409 cleaner to get the slick glase off them. That seams to be working as they flip out most of the time. My dealer told me one time that it shouldn't make any difference if the seals are in or out. Then still seal the water out. Hope this has helped you out a little.
