You read my mind on the bathroom fan. I've only seen the unit once and now in storage but I agree. I also spent last summer for several weeks dropping, cleaning and reinsulating an entire underbelly. MICE. Bad purchase used. Read somewhere on foam replacement (the spray type around suspension cutouts etc. to use the grey rodent resistant type. Wasn't any difference in price so I did. I also sealed all the small holes alone the perimeter of the frame between the fasteners. One can is enough. We used that tailer once and sold for more than we paid.

Sounds like you are on the right track to mouse proof your unit. If I can make one suggestion that I did on our old Sunset Trail. Take off the wooden vent for the furnace and you may see that the cut out in the floor is way oversized and gives easy access to any “visitors” that may make there way into the underbelly. I used hi-temperature Tuff Stuff spray foam to fill all of the floor gaps around the furnace and the duct work going to the furnace.
