The fridge, water heater and furnace have controls needing 12volts to work but even if the batteries are disconnected, the converter should provide the 12 v. One of my friends does'nt have a battery at all and everything is ok, Maybe your converter isbad or disconnected. You should leave the battery connected to give you a cleaner 12 volts which is advised for the controls aand the batt. will last longer this way.
