Roof material failing

I have noticed that my roof material on my 2016 sunset trails 270bh has started to change colors to a darker brown. It looks like it has a oil saturated appearance. When you touch the membrane it mushy like a putty and wipes away. Has anybody seen anything like this? Btw I do only use rv roof cleaner and have never used any petroleum based cleaner.

Have not seen that before. Not sure what type of roof you have but you should be calling the dealer and manufacturer to see what is going on. Don't wait till it develops a hole. Good luck and keep us posted.

From the owners packet I received , it contained the info for an alpha roof systems which I believe is TPO. I will try and get a hold of alpha due to my dealer being a very shady operation. They have screwed me on warranty items in the past and I was left with paying for repairs out of pocket.

Contact Crossroads for a list of authorized warranty repair shops around your area. You do not have to take the Rv back to the original dealer.

Yeah, Thats pretty odd. Although not as robust as EPDM rubber roofing, PTO roofing is typically rated to last 20-25 years. I think I would skip the roof cleaner, and stick with good ole' soap and water if you don't get warranty help.
My assumption would be that the manufacturer will lay the blame on the cleaner as well, so I wouldn't offer that info to them, unless, of course they specify it in their brochure.

I was was incorrect on the type of roofing material, it is Dicor bright-ply EPDM.

That sure looks a lot like what the Alpha Ply TPO did on our Rushmore slide out roofs when I treated the seals with a UV blocker.

Did the seal conditioner cause the failure ? Did the manufacture alpha cover the repair ?

That’s the only thing I could figure. I talked to them a couple times. They have a prorated warranty. I tried the insurance to no avail. You have be be extremely careful what you get on TPO. I had a service tech tell me he cleaned the AC coils and the cleaner melted the TPO. Alpha customer service told me they had good luck with Eternabond repair tape. It made the roof swell and softened even more. I found some other brand on Amazon that worked pretty good. Plan to reroof the slides this summer. IMG_3609.jpg

Just finished talking to dicor products and they will replace the roof material and only cover 50% of the labor. They said it is just the covering over the EPDM material and dose not affect the integrity of the membrane. Is is only an aesthetic problem and that is the reason they will only cover 50% of the labor.

Sounds like BS to me. It getting to where no one stands behind their products anymore. Always a way out. IIRC, Alpha decreases warranty coverage every year. I would love to have the RV Armor on ours.

So they want to give you 2750 towards a new roof with no warranty from them, just the installers warranty, and a 1000 in “go away” money??? Have you priced a new roof yet?

Have not received a price from a dealer as of yet, the $2700 is 50% of the average roof replacement labor estimate.

Typical warranty BS. They know people can’t afford to fight them. When I saw what Alpha Systems would pay on their prorated scale, I didn’t even pursue it. Invested instead in roof tape. We don’t live in it fulltime any more. Probably just put a nice big shed over it this summer. We leave it parked at our son’s place.

New roof here

I have a 2017 Sunset Trail with the same type roof. It also had the same problem with small holes. The place where its being replace said they dont know what caused the problem. I also used rv roof cleaner to clean the roof. Havent done any ac maintenance yet, so no ac cleaner or oil came in contact with the material. My insurance is covering it. Good luck.
