You sound just like me! We also wanted a couch and my wife needed a kitchen area with some usable space.

If we ever went bigger, it woukd be a fifth wheel with a Super Duty.

I can tell you that what Jim says above is true. Spent my career in the auto industry. The advertised max tow rating means the truck will pull that much HOWEVER, it doesn't take into account...

FWIW, I replaced my original tires with BF Goodrich All Terrain TA/KO 2.

I have used these tires on at least three of my past vehicles and cant say enough good about them.

We have an identical setup, 2017 SS26SI with 2011 FX4, 3.5 Ecoboost. I have a Reese Straight Line with dual cam sway control that takes care of any potential sway issues. The truck has NO problems...
