Exclamation Coating a newer EPDM roof?

I got up on the roof of my “new to me” Crossroads TT and everything looks good. It’s a 2011 TT……should I be thinking about coating the EPDM roof “just because”…..or is that overkill if everything looks good? Do the EPDM roofs ever degrade to the point where they look ok (not cracks or holes), but still let water in?

Personally, I think the EPDM roofs last quite a while. Unless they are torn or never cleaned properly, they will last 10 years at least. Where you WILL get leaks is around the skylights, vents, vent stacks etc. The caulking/ sealing around these areas WILL crack and leak and need to be recaulked every year or at least carefully inspected. I will normally find one or two areas that need to be cleaned and recaulked upon each inspection. Make sure you use the correct type of sealant.

If that's true, my camper is almost 10yrs old, wonder how much a new roof costs?
