I've been looking for a campground to buy  .. yes I think I've lost my mind..

I don't know what kind of franchise fee KOA charges, but from their higher nightly fees, as compared to other parks, must be quite steep. We typically don't stay at KOAs because they do cost $10-20 more per night than most other park in the same area & in my opinion it's not because they're that much nicer/cleaner/ better location, they seem to be more weekend family parks.

They do charge a lot... We are not looking for a KOA not that we wouldn't consider one.. but ....................

I am sure the expense of building one is large, but my dad and I keep discussing it. With the general lack of open spaces everywhere we look, with a park well run, how can they NOT make money.....

We thought very hard on buying/building one also, but now after workamping at one we have decided we don't have the patience to put up with most of the headaches dealing with the public. People have gotten VERY rude, inconsiderate, don't give a sh## about other peoples stuff, very demanding & it's me me me. Not to hurt anyone's feelings, just my .02 cents.

Building is out of the question it takes years to get all the legal compliance done for public water and sewer...  so
We keep looking and we do have our eye on one we like.. but never hurts to keep looking be we sign. 
Campgrounds do seem to be recession proof when you can't afford a motel you camp.. right? 
Guess I just hoped with all the travelers on this site someone would have talked to a campground owner that wanted to sell..

Campground ownership takes a special breed of people. You have to love that type of work and lifestyle, and be people orientated/enjoy people.
I agree it's not for everybody, but those that do it seem to like it.

I'm not real out going yet it seems to me that most people are ok.BUT! Those who are rude or loud sure make a more lasting impression.

Not sure just how far you want to get into it, but there is a bar/nightclub/campground, just about a mile or so from me that is for sale.

I keep hearing rumors the one I live in full time is for sale. Midtown RV Park | Downtown Austin, Texas
I have yet to be able to find it listed anywhere though. This park is currently about 95% full timers though

Its in Northern Pennsylvania. Yea little cold in the winter but good time to hook up our Sunset and head south..

Depending on location it might be an option for us on long weekends, but probably a little too far for regular weekends.
We're just inside Ohio but travel 80 to the north east extension when visiting family in southern NJ, I refuse to pay the PA turnpike $30 each way (sans trailer) for the inconvenience of having to use their overpriced and sparse service locations!! 80 takes me a total of 15 minutes more and the kids can basically tell me at any point that they need a stop and there will be an exit nearby with all of the options.
We've tent camped in the Hickory Run, Jim Thorpe and Promised Land areas which are quite beautiful. We also camped a lot near Lancaster. The AT section through the Delaware Water Gap is also very nice.
