Slide Seal Treatment

I discovered a leak on top of my slide on my 2012 Sunset Trail Reserve and feel it is due to a crack in the caulking above the slide seal and will be recaulking with Dicor. I also noticed that the top seal rolls in when the slide is retracted and then it rolls out when extended. I assume this is the way this seal should work? Also, can anyone recommend what to treat these seals with to keep them rolling correctly and to maintain pliability of the rubber seals?

You're correct about the seals flipping in and out.

Many just use Pledge for the seals.
I started using 303 Protectant. It was made to treat rubber and vinyl.

The seal has two parts - the wiper part and the seal itself. The wiper does just that it wipes the water from the walls and roof as the slide goes in. That is why it rolls in and out as the room slides in and out . The actual seal is the bulb. When the room is closed the seal on the outside seals the room and when the room is out the seal on the inside seals the room.

I have a can of slide out seal cleaner and conditioner. I believe it is Camco brand and i think it came from Camping World. It was a gift. Works pretty good.

Just search for "slide out seal cleaner/conditioner" you will find several choices.

Slideout Seal Treatment

For the rubber seal I use a product called ‘Slideout Rubber Seal Treatment’ - it’s made by Protect All. Was recommended by our dealer. Goes on as a foam - spread it with a cloth. Seems to work well.
