Treating Roof

Hi all,......hope all is well. I am getting ready for this Spring maintenance to my 2012 ZT-291-RL to coat my roof. I have not done it since I bought it in 2020 and I figure it should be done. What I need to know is......the best product for cleaning it and coating it. I have seen on YouTube different products guys use and it just added to my confusion, so here I am asking the Forum here. My camper is on a permanent site 60 miles away and I don't think the roof would not support me and I can not find anyone in the Galesburg Illinois area to do it. Any advice would be GREAT.

From the manufacturer of rv roofing:

The Alpha roof membrane is quite inert and will resist weathering well; nor does it require the periodic application of products to protect it from ultra-violet light or ozone. In fact, these products can often cause damage to the roof membrane.

Verify the type of roof you have. TPO – Just regular cleaning and maintaining of the caulking is sufficient. No protectants/coatings are needed. EPDM – Nothing is needed. If there is chalking, the Protect-All brand of UV protectant does a good job of sealing the surface and slowing down the oxidation/chalking.

We have a Mobile RV service come out each spring and he inspects the roof including the slides then cleans/conditions them. Do not know what he uses but it comes in a white gallon jug.

Also remember most "You Tubers" are trying to steer you towards the product that they are given for a "honest Review" that is another way for them to make money. Just looking at some of there sites most have only been around a few years and have little to no actual ownership experience. Anyways that has been my experience -- There are a few good ones that are actually RV repair guys but most are just for "entertainment"

Sorry, it is a rubber roof Mark5w. I found out from the manufacturer the weight limit on mine is #250. Wellllll, that's not going to happen...............lol. I am sure I can find one of the campers to do it for a fee.

I was just going to comment on your roof type when I saw your post.
Crossroads switched to the Alpha systems TPO roofs around 2015 so I was going to mention that your roof is likely the Alpha EPDM rubber roof.
