Main Window Run Channel

Hello, we're having an issue with the large window run channel. This is the large window by the main entry door (see attached image). It seems the rubber channel is buckling (see attached image) and causing an issue opening the sliding window portion. Does anyone have any experience with replacing this? Any tips on cleaning and maintenance would also be appreciated.

Thanks!
